Why Humidity Makes a Garage Door Stick
Sugar Land runs dew points in the 70s through the summer and sees around a hundred days a year at or above 90 degrees. Wood in the door, jamb and stop molding takes on moisture and swells, vinyl weatherstrip softens and grips paint, and lubricant thins and runs off the hardware. Together they add drag the opener never expected.
The opener notices before you do. Most units have a force setting that tells them how hard to push before assuming something is in the way. A door that has picked up drag through the summer starts stopping partway, reversing for no visible reason, or needing two presses. The instinct is to turn the force up. Resist it, because that setting is also what protects a child or a car bumper from a closing door.
Sluggish is a different complaint from stuck. A door that moves but slowly and noisily is usually a lubrication and roller problem. A door that stops dead at the same height is usually binding on something. A door that is heavy when you lift it by hand has a spring problem, and no amount of spray will help. Sorting out which one you have is most of the job.
Four Causes and How to Tell Them Apart

The Right Lubricant, and Why WD-40 Is Not It
Use a silicone spray or a white lithium grease made for garage doors, applied to the hinges, roller bearings, springs and end bearing plates about twice a year. Standard WD-40 is a solvent and water displacer, not a lubricant; it strips what grease was there and leaves the metal dry within a few weeks.
To be fair to the brand, WD-40 does sell a separate white lithium grease and a silicone spray, and both are fine for this. It is the familiar blue and yellow can that causes the trouble. It is a good cleaner for a rusty hinge, and it should be followed by a real lubricant once the part is clean.
Between the two lubricants, silicone holds up slightly better in heat and does not attract dust, so it is our pick for rollers, weatherstrip and anything near the floor. White lithium grease clings better on the spring coils and the bearing plates. Either way, spray lightly and wipe the excess. A drip of grease is a dust magnet, not extra protection.
Where to Lubricate, and Where Never To
Work with the door closed so the hinges and rollers are all within reach from a step stool. Ten minutes is plenty.
- Hinges. A short burst into each pivot point, then run the door once to work it in.
- Rollers. Steel rollers get a spray into the bearing where the wheel meets the stem. Sealed nylon rollers need nothing on the wheel and a light touch on the stem.
- Springs. A light coat along the length of the torsion spring, wiped down afterward. It quiets the coils and slows rust on the wire.
- End bearing plates and center bearing. The bearings at each end of the shaft and in the middle bracket. These are the parts that squeal loudest when dry.
- Opener rail. Chain drive rails take a thin film of lithium grease along the trolley path. Belt drive rails and the belt itself stay dry. Check the opener manual, because some rails are meant to run without anything.
- Lock bars and the slide lock if the door has them.
Never the track. Wipe the vertical and horizontal tracks with a rag and a mild cleaner and leave them dry. Grease in the channel collects grit, turns to paste, and makes rollers slide instead of roll, which flat-spots them. Weatherstrip and Stop Molding Drag
The vinyl stop molding nailed to the jambs has a flexible flap that touches the door face to keep weather out. In humid heat that vinyl softens and grabs the paint, especially on a door that has been repainted recently. You hear a small squeak or feel a tug as the door starts to move, and there may be faint vinyl marks on the door. A coat of silicone on the flap solves most of it. If it does not, the stop molding can be pried off and re-nailed about an eighth of an inch back from the door.
The bottom seal does the same trick against the floor. After rain, a wet vinyl astragal on a painted or sealed slab can hold the door for a moment as it starts up, which some openers read as an obstruction. Clean the floor under the door, wipe the seal, and treat it with silicone. A seal that has gone flat should simply be replaced, which is a few minutes' work on most doors.

When Sticking Is Really a Balance Problem
Pull the red release cord with the door closed, then lift the door to about waist height and let go. A balanced door stays where you put it; one that drifts down more than 2 or 3 inches, or takes effort to raise, has weak or wrong springs. The opener has been dragging that weight, and no lubricant fixes it.
Springs lose a little tension over their life and can be re-wound, but a door that has become noticeably heavy usually has springs near the end or springs that were never sized to the door in the first place. Insulated doors on builder springs are the classic case. A single torsion spring replacement runs about $200 to $450 and a matched pair about $280 to $600 as estimates, and the visit ends with the door balanced and the opener force reset. Once the door is balanced and lubricated, finish with the monthly safety check. Lay a 2 by 4 flat on the floor in the door's path and close it. The door must reverse when it touches the board. If it does not, the force or travel settings need adjusting before anyone stands near it.
